Over the last several weeks we have seen the 10 year treasury rate yields fall  which is helped push 30 year fixed mortgage rates to very attractive levels for those looking to refinance a home loan. Many homeowners are looking to Wells Fargo refinance mortgage rates as a way to save money during the current troubled economic times.


Before assuming that Wells Fargo is the last option is always a wise choice to do extensive research and completely understand that there many lenders throughout the United States today. In fact, there are over 7000 FDIC insured banks throughout the country. With this in mind it is always a wise choice to check regional and local lenders before making any final decisions.


As we get closer to the fall of 2011 it will be very interesting to see what happens with the 10 year treasury rate yield. Since the beginning of the year we have seen the 10 year yield tried to find a bottom but it continues to drop to new all-time lows each and every month which allows Americans to lock into some of the lowest 30 year fixed mortgage rates ever.

It is very important to remember that only the best borrowers of money will have any opportunity to walk into the lowest rates. With this in mind it is always a wise choice to pay down high interest rate debt such as credit cards and personal loans before making any major refinance decisions.

There may also be a good choice to use some of the free mortgage calculators available online that should help individuals better understand just how much money it will cost or save to refinance. The general rule of thumb is that individuals should save at least one full percentage point to save from the refinance process. By not saving one full percentage point it is often true that closing costs will outweigh benefits.
