Wells Fargo Refinance Mortgage Rates – ARM and Fixed Loans Sink to 2011 Lows Under 4.5% for the 30 Year

Over the last two months we have seen Wells Fargo refinance mortgage rates flirting with 2011 lows as the 10 year treasury rate yield continues to drop. On May 17, 2011 the 10 year treasury rate yield is down to 3.1% which in turn has pushed 30 year fixed rates under 4.5%.
Even though many mortgage lenders nationwide are reporting 30 year fixed rates under 4.5% it is important for borrowers to realize that only the best financial history customers will receive the lowest rate quotes. By making poor financial decisions many homeowners are going to find that they find it nearly impossible to lock into the lowest 30 year fixed rate or adjustable rate mortgages (ARM).
By doing research online most will find that there are a large number of local and regional mortgage lenders that will be more than willing to assist when it comes to refinancing home loan. While Wells Fargo is one of the largest financial institutions in the country along with Bank of America, Citigroup and chase it is the case that there are several other options available in May of 2011.
When looking to refinance it is also important to remember that there are negotiating steps that could help individuals save a significant amount of cash. By learning to negotiate lower costs and fees during the mortgage process some customers will be able to save hundreds and possibly even thousands of dollars which in turn could go toward sinking equity into a home.
As with any major financial decision in one’s life is always a wise choice to step back and look at the available options. With many free resources available online there is no reason to rush into the refinance process as mortgage rates are likely to remain low until the unemployment rate starts to drop well below 8.5%.
