In May of 2011 we are seeing the 10 year treasury rate yield yearly low around 3.1% which is not very far from the 200 day moving average. With this being the case many Americans are taking advantage by locking in to low home mortgage refinance loan rates that are under 4.5% for the 30 year fixed.

Mortgage lenders nationwide are quoting 30 year fixed rates low 4.5% for borrowers who have an amazing financial history. It is important to recognize that not all American homeowners will be able to login to these low rates as it takes and impressive credit score that is usually about 740.

With over 7000 FDIC insured financial institutions throughout the entire country most American homeowners will find that there are many options when it comes to refinancing a home loan. With 30 year fixed mortgage rates very low it is no surprise that the mortgage lending industry has become very competitive.

By accessing the HUD website Americans can better understand each and every step of the refinance process. Unfortunately, many Americans go into this process without realizing that there are negotiating steps that will allow them to save a significant amount of money. By negotiating lower costs and fees some Americans could end up saving hundreds and possibly even thousands when going to the refinance process.

As we get closer to the summer of 2011 many analysts have predicted that interest rates will likely rise due to the fact that the economy is improving. With that being said it is very important to recognize that the unemployment rate has moved up from 8.8% and 9% and if this unemployment rate continues to move higher than there is very little doubt that interest rates will continue to remain below 4.5% and possibly move towards all-time lows around 4%.
