Over the last week we have seen the 10 year treasury rate yield dipped below its 50 day moving average which in turn has pushed conventional 30 year fixed rates well below 4.75%. On April 22, 2011 we are seeing 30 year fixed rates around 4.6% for those with a credit score that is in excess of 740.
Unfortunately, many Americans have made poor financial decisions in the recent past which has caused their credit score to drop. With this in mind it is always advisable to make certain that all bills are paid on time and in full before going into the refinance process. It may also be a wise choice to pay down high interest rate debts as this could improve a credit score.
While Wells Fargo is one of the four largest financial institutions in the country along with Citigroup, Chase and Bank of America is important to note that there are many options available at the regional and local level. With 7000 FDIC insured financial institutions in the country and should not be overly difficult to find a mortgage lender that is willing to help when it comes to low refinance mortgage rates.
It is also true that there are closing costs involved in the refinance process. Before making any assumptions it is always a wise choice to completely understand just how much money will be paid and closing costs. It is sometimes the case the closing costs will outweigh benefits if the interest rate is not reduced by at least one full percentage point.
Luckily there’re many free mortgage calculators available online that should help homeowners much better understand the interest rate they desire. There are also opportunities to negotiate lower closing costs during specific steps of the refinance process so it is always advisable to do as much research as possible before signing on the dotted line.
