Wells Fargo Refinance Mortgage Rates – 2011 February Home Loan Interest Rates Around 4.85% for 30 Year

When it comes to locking in to the lowest Wells Fargo refinance mortgage rates most homeowners are finding that it takes a very impressive credit history and the low debt to income ratio. In February of 2011 we are currently seeing 30 year fixed home loan interest rates at 4.85% but these quotes are only available to the best borrowers of money.


By doing research online most homeowners will find that it takes a credit score above 740 and a very low debt to income ratio below 40% to have any opportunity to lock in to the lowest 30 year fixed rates. It is also important to remember that an annual income will greatly determine how much money can be borrowed when applying for a home loan.


When looking to refinance it is generally the case that America should have a significant amount of home equity to receive the lowest rate offers. Unfortunately, many Americans have very little equity in their home and some are underwater which makes it very hard to receive any interest rate when it comes to refinancing a loan.

With the overall economy improving each and every month many feel that the federal reserve bank no longer has a reason to keep interest rates low for businesses or individuals. This could mean that we could see 30 year fixed mortgage rates well above 5% in the near future.
