For most of this week we have seen the 10 year treasury rate yield around 3.6% which in turn has helped to stabilize 30 year fixed mortgage rates at 4.85%. When looking for today’s lowest mortgage interest rates most homeowners will find that the best credit score borrowers will receive interest rates in this range. It is important to note that all financial situations will dictate different interest rates.

Taking the time and effort to do a little bit of extensive research on line could help Americans save money when it comes to refinancing home alone in February of 2011. Unfortunately, some Americans have not seen their credit score and financial history improved over the last several years which in turn is going to make it extremely difficult to lock in low rates.

A credit score above 740, equity in a home, and of every low debt to income ratio below 40% should ensure that homeowners will receive today’s lowest mortgage interest rates. That being said it is always a wise decision to shop around and check some of the mortgage lender said the regional, national and local level.

The Federal Reserve Bank is taken every necessary step to keep interest rates low for an extended period of time due to the fact that the overall economy has greatly struggled. With this in mind it may be a wise decision to take advantage of these opportunities while they are available. The federal reserve bank has stated that they are going to stop these actions as soon as the economy begins to improve.

With the unemployment rate at 9% and the stock market at multiyear highs there are reasons to believe that the economy is improving and there is a chance that we could see higher interest rates in the very near future. With this in mind it may be wise to take advantage of the current low interest rate environment before it passes.
