It is very surprising to see the 30 year fixed conventional mortgage rates move all the way up to 4.4% from 4% in just two weeks. With many Americans looking to compare mortgage interest rates today it is the case that they are finding that the lowest refinance FHA and VA loan rates may be a thing of the past as the 10 year treasury rate yield is increasing.
Over the last two years it has been the case that the federal reserve bank has taken the necessary steps to keep interest rates low but the 10 year treasury rate yields still has a very strong correlation with the 30 year fixed mortgage. Every time the 10 year treasury rate yield starts to move higher it is the case that the 30 year fixed rate follows shortly thereafter.

The Federal Reserve Bank has taken every step possible to keep interest rates low but eventually overall markets will set interest rates which could mean that they move up very quickly.
