Mortgage Interest Rates Today February 22 – 30 Year Fixed Rates Up

Mortgage interest rates today, February 22nd, 2010, are up early. Prior to 9:30 am eastern we are seeing the 30 year fixed mortgage rate test the 5% barrier. At the present time the average for 30 year fixed mortgage rates is approximately 4.98% while the average for 15 year fixed mortgage rates is 4.29%.
The 10 year treasury rate yield has started the week slightly higher but it is still very early. About mid last week we saw the 10 year yield bounce off its 50 day moving average and start to work its way much higher. The 10 year yield is currently at 3.8%. If the yield makes an assault on 4% you can be rest assured that the 30 year fixed mortgage rate will be around 5.5% or higher.
Many mortgage lenders continue to advertise low mortgage rates and there is a strong possibility that you could see these advertisements intensify. If lenders believe mortgage rates are going to move higher they are going to work very hard to gain as many customers while mortgage rates are still low.
