Mortgage interest rates today, February 18th, 2010, are moving higher. The 30 year fixed mortgage rate is up to 4.92% while the 15 year fixed mortgage rate is up to 3.93%. The 5/1 ARM is following the trend and is up to 3.93%. The move up in the 10 year treasury rate yield has pushed mortgage rates higher early today.
Yesterday we saw the 10 year treasury rate yield push much higher which is strongly affecting mortgage rates today. The 10 year yield continues to up trend above its 50 day moving average and it looks as if it is going to work its way towards 4%. If this happen you can expect the 30 year fixed mortgage rate to be around 5.5%.
Many analysts have called for higher mortgage rates in the spring of 2010 and this might be the beginning of the first leg higher. If the 10 year yield continues to increase you can be rest assured that fixed mortgage rates are going to follow. The question is how high will mortgage rates go?
