Mortgage Interest Rates Today February 14 – Rates Drop Lower

Mortgage interest rates today, February 14th, 2010, are getting very close to 2010 lows. The 30 year fixed mortgage rate is at 4.79% while the 15 year fixed mortgage rate is at 4.25%. The 5/1 ARM is following the trend and is down to 3.63%. Mortgage rates have stayed low for the entire year of 2010 and nothing looks to be changing soon.
The 10 year treasury rate yield pushed above its 50 day moving average last Wednesday but mortgage interest rates remain low. It will be very interesting to see what happens if and when the 10 year yield pushes towards the 4% mark. Last summer, when the 10 year yield was around 4% the 30 year fixed mortgage rate went all the way up to 5.59%.
No one knows what will happen in 2010 but many analysts have predicted that mortgage rates are likely to rise. Make sure to do your research and create your own analysis but there are many signs pointing to higher mortgage rates in the very near future; possibly as early as spring of 2010.
