Mortgage Interest Rates Today February 12 – 30 Year Fixed Rates Higher

Mortgage interest rates today, February 12th, 2010, are up across the board for fixed rates. The 30 year fixed mortgage rate is up to 4.88% while the 15 year fixed mortgage rate is up to 4.28%. The 5/1 ARM is bucking the trend and is down to 3.73%. The 10 year treasury rate yield is down today so expect mortgage rates to follow in the afternoon.


Over the last few days we have seen mortgage rates bounce around mostly due to the fact that the 10 year treasury rate yield broke through its 50 day moving average after the auction on Wednesday. It was a strong move higher which continued into yesterday. Today we are seeing a slightly pullback which should leave mortgage rates around 4.85% for the weekend.

The 50 dma and the 200 dma of the 10 year yield is currently moving higher showing the the yield is in a bull market. With this being the case you can expect a move higher close to 4%. If this happens you can guess that daily mortgage rates are going to move up, well above 5% in the very near future.
