Mortgage Interest Rates January 27 – Fixed Rates Mixed Early Today

Mortgage interest rates for January 27th, 2010 are mixed early today. We are seeing the conventional 30 year fixed mortgage rate down to 4.82% while the conventional 15 year fixed mortgage rate is up to 4.3%. It is very important to note that it is early, approximately 8:15 am eastern, and there has been very little volume. Markets have yet to open and America is just waking up so to not take too much stock in mortgage rates this early.
The 10 year treasury rate yield started the day down yesterday but got a bump in late trading. It will be important to watch the 10 year yield today as there is a great deal of economic data and Federal Reserve Bank information that could affect overall treasury yields and mortgage rates. To top it off we get the President’s State of the Union address tonight; should be a very exciting day.
The 30 year fixed mortgage rate cannot seem to break out of the range between 4.8% and 5%. Each time it hits one end of the range there is a bounce and it starts to move to the other end. Now that we are at the bottom of this range can we expect to see a bounce in the near future; only time will tell.
