Refinance home loan rates have become a hot topic over the last few years as many Americans hope to refinance their current mortgage to a lower monthly payment. Not only are refinance rates low but FHA and VA mortgage rates are still low for first time buyers as well. Now is a great time to refinance your current home or buy a first home.

FHA and VA mortgage rates have been low for over 15 months and that trend has yet to chance. Many mortgage lenders report that FHA mortgage rates are coming in at or below conventional mortgage rates. It is very important to understand that there are insurance obligations when it comes to getting a FHA mortgage.

It might be worth it to get a conventional mortgage with a higher rate just so you do not have to pay the insurance. It would be wise to sit down with a calculator and crunch the numbers before you decide on a conventional mortgage or a FHA mortgage. If you are a veteran or in the military you should definitely take advantage of the VA mortgage program.

There are a plethora of mortgage lenders that would be more than willing to help you get a low mortgage interest rate at the present time. It would be a smart decision to contact many of these lenders and find a competitive interest rate with the best customer service possible.
