Mortgage Interest Rates Today February 9 – Rates Mixed Early This Week

Mortgage interest rates today, February 9th, 2010, are mixed early. It is prior to 8:30 am eastern so it is still very early but the 30 year fixed mortgage rate is up to 4.87% while the 15 year fixed mortgage rate is down to 4.23%. The 5/1 ARM is also up to 3.74%. Mortgage rates are still very close to historic lows but a bounce soon would not be a surprise.


Late last week the 10 year treasury rate yield broke below its 50 day moving average which sent the 30 year fixed mortgage rate all the way down to 4.73%. It looks as if we are now in a break and retrace movement in which the 10 year yield is workings its way back to the 50 day moving average; we will see what happens today.

There is still strong support at the 200 day moving average for the 10 year treasury rate yield. It still seems likely that this strong uptrend in yields is taking a breather before much higher highs later in the spring. If this happens expect mortgage rates to move well above 5%.
