Daily Mortgage Rates and 10 Year Treasury Rate – July 7th

There was very little change on the 10 year treasury rate when trading ended.  The 10 year started the trading day significantly higher but worked its way back to basically unchanged.  This is still the grinding sideways trading that I expected until the 50 day moving average catches up to the daily trading range.  With that being said, lets see what the rest of the week brings.

The equation used for the correlation between mortgage rates and the 10 year treasury rate is

y = 2.7283(x)^2 + .5881(x) +.0308.

10 Year Treasury Rate – 3.51%
The correlation shows that the 30 year fixed rate should be 5.48%, actual rates….

30 Year Fixed Rate Mortgage – 5.34%
